AB European Real Estate Fund aims at offering to qualified investors a smart blend of stable income and growth opportunities through a diversified Core / Core+ pan-European commercial real estate portfolio, with a strong bias towards logistics assets and the e-commerce transition, on which it has built a significant portion of its portfolio.
We are confident that this fund provides an investment opportunity, with excellent return (Q3 2024 net IRR 4%), along with a regular income stream (target distributions of c. 4% per annum on the initial capital contribution at fund’s inception).
Legal Structure
The European Real Estate Sub-Fund (“AB European Real Estate Fund”) is a compartment of AB Alternative Fund SICAV SIF and constitutes Arab Bank (Switzerland) Ltd.’s flagship real estate fund, aimed at providing qualified investors with diversified exposure to commercial real estate in continental Europe.
AB Alternative Fund SICAV SIF, is a public limited company (société anonyme) incorporated under the laws of the Grand-Duchy of Luxembourg as an investment company with variable capital – specialized investment fund (société d’investissement à capital variable – fonds d’investissement spécialisé).
The Fund further qualifies as an alternative investment fund (“AIF” or “Alternative Investment Fund”).
Portfolio Manager
The portfolio management of the European Real Estate Fund, a compartment of AB Alternative Fund SICAV SIF, has been delegated to Arab Bank (Switzerland) Ltd, in order to ensure the benefit of a highly experienced real estate management team. Arab Bank (Switzerland) Ltd is a FINMA-regulated Swiss bank specializing in asset management and investment counselling.
Reporting to Investors
The Net Asset Value of the Fund is calculated on a quarterly basis in accordance with all up-to-date INREV guidelines. We issue quarterly a dedicated Investor Report, including market commentary and asset management activity report.
Investment Philosophy
The Fund follows a Core /Core+ investment strategy, by seeking to invest in logistics and office real estate opportunities through investment in single real estate assets, portfolios of real estate assets and securities of real estate investment structures, currently with a specific focus on the Benelux countries and Germany. The Fund continuously assesses potential investments as opportunities arise and in parallel reviews the optimal timing for the disposal of the existing assets.
